Since April 2002, local authorities no longer answer questions relating to drainage for a property. It is therefore advisable to apply to the relevant water company for information regarding:

The Residential Drainage & Water report is a fully comprehensive report that reveals all the essential water and sewer information surrounding your client’s property. This report will indicate maps of water mains and sewers around and relating to your clients property. The report also identifies the extent of responsibilities your client could have with regards to the drains / sewers that service their new home.

We offer this report on all residential and commercial properties. These results take between 5-7 working days

The report covers important issues such as:
- Water Services to the property and how services charges are paid.
- The distance of the property from public sewers and water mains
- Details of any restriction agreements limiting future development or extension.
- Confirmation of agreement on new developments for sewers to be made public.
- Does the property have a cesspool or sceptic tank that your client will be responsible for maintaining?
- Who is responsible for clearing any blockages?
- Do they have to contact their neighbours if the sewer is jointly owned?
- Is the property/building built over a public sewer? If so, are your clients protected by an agreement that allows the water authority to gain access to the sewer?
- Does the route of a sewer affect any future building plans?
- Confirmation of whether the property is connected to a public or private water supply.
